Conditions / Refusal Reasons
That, having regard to the repositioning of the boundary and the
encroachment of the proposed garage into an informal open area
fronting part of the balancing pond, the proposal represents an
incongruous protrusion of built development which would detract
from the character of the area and set a precedent for further
development of the land adjacent to the balancing pond. As such
the proposal would be contrary to policy G1, G8 and H12 of the
South Oxfordshire Local Plan.
That, without the additional land to provide the parking facilities
required, the site cannot make adequate and satisfactory provision for
three on-site parking spaces. As such the conversion of the existing
integral garage represents an unacceptable form of development
contrary to policy G11 of the South Oxfordshire Local Plan.
