That within 3 months of the date of this permission, the existing rooflights on the rear of the properties, shall be altered in accordance with the details shown on drawing L2 Rev B. Reason: To ensure the development is not unneighbourly. That the materials to be used for the external walls and roof of the garages shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That, except as provided for by this planning permission and notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 or any subsequent Order, no additional windows or rooflights shall be inserted in any elevation of the dwellings hereby permitted, unless an application in that behalf shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly. That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the treatment of the access road and hardstandings, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings. That before any of the development hereby permitted is occupied, the parking and turning spaces shown on the approved plan shall be constructed and such spaces shall thereafter be kept permanently available for the use of residents, employees and visitors to the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the garage accommodation shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no extension shall be constructed unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities.
