Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the roofs shall of the same colour,
type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That samples of the materials to be used for the frontage wall shall be
submitted to and approved in writing by the Local Planning Authority
before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That the parking provision shall be as shown on the deposited drawing,
reference 98031 Rev. C all constructed, surfaced and laid out, retained
and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That the windows shall be provided only in accordance with the details
shown on drawing 98031 Rev.C and shall thereafter be retained in
accordance with the approved details.
Reason: To ensure that the development is not unneighbourly.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1
of Schedule 2 to the Town and Country Planning (General Permitted
Development) Order 1995 (or any order revoking or re-enacting that Order),
no additional windows shall be inserted unless planning permission
has first been granted by the Local Planning Authority on a formal
application in respect thereof.
Reason: To protect local amenities.
