Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the details accompanying the application, the
driveway to plot 1 shall be realigned in accordance with a scheme which
shall have been submitted to and approved in writing by the Local
Planning Authority.
Reason: To protect the tree on the site.
That the willow tree on the land shall be protected whilst development
operations are in progress, in accordance with a scheme to be first
agreed in writing with the Local Planning Authority and to be
implemented prior to the commencement of the development.
Reason: To safeguard the tree which is visually important.
That a scheme for the landscaping of the site, including the treatment
of the driveways and the provision of boundary fencing/screening shall
be submitted to and approved in writing by the Local Planning Authority
prior to the commencement of the development hereby permitted. The
scheme shall be implemented as approved within 12 months of the
commencement of the approved scheme and the boundary screening measures
shall be retained as approved.
Reason: To help to assimilate the development into its surroundings.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the
northern elevation of the dwelling on plot 2 other than those
expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
That a full archaeological watching brief shall be carried out during
the period of construction works in accordance with details and by a
professionally competent archaeological organisation which shall have
been submitted to and approved in writing by the Local Planning
Authority before development commences. The brief shall include the
recording of any archaeological features revealed, limited
archaeological excavation and the retrieval of artefactual evidence.
Reason: As the site is of archaeological importance.
That, prior to the commencement of any other development to which this
permission relates, the means of access between the land and the
highway shall be formed, laid out and constructed strictly in
accordance with the approved scheme referred to in condition 3 for
plot 1 and with the deposited plan ref. 649/03 for plot 2 and the
attached specification and all ancillary works therein specified shall
be undertaken strictly in accordance with the said specification, scheme
and deposited plan.
Reason: In the interest of highway safety and convenience.
That development shall not begin until a scheme for the disposal of
foul sewage has been submitted to and approved in writing by the
Local Planning Authority.
Reason: In the interests of public health and to avoid pollution.
