Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls shall be of the same
colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That samples of the materials to be used for the roof shall be submitted
to and approved in writing by the Local Planning Authority before any
development commences.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1
of Schedule 2 to the Town and Country Planning (General Permitted
Development) Order 1995 (or any order revoking or re-enacting that Order),
no additional first floor windows shall be inserted on the side elevation
of the extension unless planning permission has first been granted by the
Local Planning Authority on a formal application in respect thereof.
Reason: To protect local amenities.
That the first floor window in the side elevation of the extension hereby
permitted shall be glazed in obscure glass prior to first occupation of
the premises and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly.
