Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That detailed specifications of the designs, materials and finishes
of all external doors, windows, eaves/fascias and rainwater goods
shall be submitted to and approved in writing by the Local Planning
Authority before development commences.
Reason: To safeguard the character of the area.
That the existing dwelling shall be demolished and all materials
therefrom shall be removed from the site within one month of first
occupation of the dwelling hereby permitted.
Reason: Permission is only granted as a replacement dwelling.
That notwithstanding the provisions of Article 3 of, and Class A
of Part 1 of Schedule 2 to the Town and Country Planning (General
Permitted Development) Order 1995 (or any order revoking and re-enacting
that Order), no extension to the dwelling shall be constructed unless
planning permission has first been granted by the Local Planning
Authority on a formal application in respect thereof.
Reason: To accord with Policy H16 of the South Oxfordshire Local Plan.
That before first occupation of the dwelling, provision for car
parking and manoeuvring shall be made in accordance with deposited
drawing reference 136.1.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That the existing trees on the land shall be protected whilst
development operations are in progress, in accordance with a scheme
to be first agreed in writing with the Local Planning Authority and
to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important.
