That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of forecourts and driveways and the provision of boundary fencing, shall be submitted to and agreed by the Local Planning Authority within 3 months of the date of this decision. The scheme shall be implemented as approved during the first planting season following the date of this decision and thereafter maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted becoming seriously damaged or destroyed within 5 years, a new tree or shrub or an equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority shall be planted and thereafter properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings. That the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior permission of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the windows at first floor level on the northern elevation shall be obscure glazed prior to first occupation of the dwelling and retained as such thereafter. Reason: To ensure that the development is not unneighbourly. That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows or rooflights shall be inserted at first floor level in the northern elevation of the dwelling unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly. That prior to the first occupation of the dwelling the velux window to the box room at first floor level shall be fixed shut and retained as such in accordance with a scheme which has first been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly.
