Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the premises shall be used only for the use specified in the application; for uses within Classes B1(a) or B1(b) of the Schedule to The Town and Country Planning (Use Classes) Order 1987; or for uses within Class B1(c) which shall have been approved in writing by the Local Planning Authority. Reason: That the local road network is unsuitable for uses which generate significant heavy goods vehicle traffic. That details and samples of the materials to be used to form all new exterior walls and roofs and for making good existing walls and roofs shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area. That, except as otherwise agreed in writing by the Local Planning Authority, all existing weatherboarding shall be retained. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area. That detailed specifications for all new windows, doors and shutters shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory. That a scheme for the landscaping of the site, including the planting of live trees and shrubs, and the treatment of all ground surfaces and boundaries shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings. That those buildings proposed for demolition shall be demolished and the materials therefrom removed from the site before first occupation and use of the building for the purposes hereby permitted. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area. That the land shown on the deposited plans for vehicle parking and manoeuvring shall be provided before first use of the building for the purposes hereby permitted and shall thereafter be retained for use by employees and visitors to the site. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That details of surface water drainage works shall be submitted to and approved in writing by the Local Planning Authority prior to the development commencing. Reason: In the interests of public health.
