Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of
five years from the date of this consent.
Reason: By virtue of Section 18 of the Planning (Listed Buildings and
Conservation Areas) Act 1990.
That before any work is undertaken in pursuance of this consent, such
steps shall be taken and such works shall be carried out to secure the
safety and stability of the building during the alterations, and to
provide protection for the building against the weather during the
progress of the works.
Reason: To secure the safety and protection of the listed building.
That details and samples of the materials to be used to form all new
external walls and roofs and for making good existing walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority.
Reason: To safeguard the architectural and historic character and
appearance of the listed building.
That, except as otherwise agreed in writing by the Local Planning
Authority, all existing weatherboarding shall be retained.
Reason: To safeguard the architectural and historic character and

That detailed specifications for all new windows, doors and shutters
shall be submitted to and approved in writing by the Local Planning
Authority before works commence.

That all rainwater goods shall be constructed of cast iron.
Reason: To ensure that the details of the development are satisfactory.
That a detailed scheme of insulation, ventilation and fire protection
shall be submitted to and approved in writing by the Local Planning
Authority before works commence.
Reason: To safeguard the architectural and historic character and
appearance of the listed building.
That details of the proposed mezzanine floor, staircase and
balustrading shall be submitted to and approved in writing by the
Local Planning Authority before works commence.
Reason: To safeguard the architectural and historic character and

That a detailed record of the building shall be carried out in
accordance with a scheme which shall have been submitted to and
approved in writing by the Local Planning Authority.

That a full archaeological watching brief shall be carried out during

historic fabric of the building in accordance with a scheme of
investigation and by a professionally competent organisation which
