Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the external walls and roof be constructed in accordance with brick and plain clay tiles as specified in the application. Reason: To ensure that the details of the development are satisfactory. That no site works or clearance shall be commenced until protective fences which conform with British Standard 5837:1991 have been erected around any existing trees. These fences shall not be removed until the development has been completed. The protected areas are to be kept clear of any building, plant, material, debris and trenching, the existing ground levels shall be maintained, and there shall be no entry to those areas except for approved arboricultural or landscape works to be agreed with the Local Planning Authority prior to work commencing. Where works encroach within any protected area, any excavation should be by hand and any root pruning necessary should be implemented by a qualified tree surgeon in accordance with British Standard 3998. Prior notice of such works shall be given to the Local Planning Authority. Reason: To safeguard the existing trees and planting to be retained within the site.
