Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roofs of the
extensions hereby permitted shal be of the same colour, type and
texture as those used on the existing dwelling with the exception
of the roof of the single storey extension to the east elevation.
Reason: To ensure that the details of the development are satisfactory.
That samples of the materials to be used for the external walls
and roof of the garage building hereby permitted shall be submitted
to and approved in writing by the Local Planning Authority before
any development commences; and the garage building shall be constructed
in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows and external doors has
been submitted to and approved in writing by the Local Planning
Authority.
Reason: To ensure that the details of the development are satisfactory.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the
first floor (north) elevation of garage building other than those
expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
