Conditions / Refusal Reasons
That the development be carried out strictly in accordance with
the particulars of the development contained in the application to
seek permission for the development and the plans A, B, C and 1, 2,
3 and 4 accompanying such application except as modified by conditions
of this permission unless otherwise agreed by the Chief Planning
Officer in writing.
Reason: To ensure the details of the development are carried out
in accordance with the application as approved.
That at the expiration of a period ending on the 29 February 2004
the building be removed from the land and the land be left in a tidy
and orderly state.
Reason: In view of the temporary nature of the development.
That with the exception of the trees required to be removed as a result
of this approval, all trees and shrubs on the land be preserved
and properly maintained and that in the event of any of the trees
or shrubs dying or being seriously damaged or destroyed within a
period of five years from the completion of the development a new
tree or shrub or equivalent number of trees or shrubs as the case
may be of a similar species and size shall be planted and properly
maintained for a period of five years from the date of planting.
Reason: To ensure the protection of trees on the land and to preserve
the amenities of the locality.
That no development shall take place until the trees on the site
which are to be retained and which are adjacent to or within the
development area, have been protected during building operations
be means of a protective fence around the edge of the canopy of the
trees and in accordance with the written requirements (copy attached)
of the Chief Planning Officer relating to the protection of trees.
Furthermore, no works or storing of plant materials shall be carried
out within the fenced area.
Reason: To ensure the protection of trees on the land and to preserve
the amenities of the area.
That no services shall be routed under the canopies of any of the
trees to be retained on the site without the prior approval of the
Chief Planning Officer.
Reason: To ensure the protection of trees on the land and to preserve
the amenities of the area.
No soakaways shall be constructed such that they pentrate the water
table, and they shall not in any event exceed 2 metres in depth
below existing ground level.
Reason: To prevent pollution of ground water.
