Conditions / Refusal Reasons
That, particularly having regard to its close proximity to the adjacent residential property, Holly Bank, and to its height, design and bulk, the proposed first floor extension would constitute an inappropriate and unneighbourly form of development which would detract from the character and appearance of Hazely Cottage and would cause harm to the amenity of the occupiers of Holly Bank, particularly by reason of overshadowing and oppressiveness. As such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C2 and H12.
