That the use of the land for the purposes of storage of materials
represents an unacceptable expansion of an industrial activity on the
edge of Checkendon village into open agricultural land within the
Chilterns Area of Outstanding Natural Beauty. As such, the development
neither preserves nor enhances the character and landscape quality
of the Area of Outstanding Natural Beauty and adversely affects the
attractive rural setting of this village and is thereby contrary
to policies C1, C2, E1, E3 and E6 of the Council's South Oxfordshire
Local Plan.
That the use of the land for the stacking of materials on this land
has an adverse effect upon views out of the Checkendon Conservation
Area which formerly were of open countryside. As such the extension
of this industrial activity is contrary to Policy Con 15 of the
Council's South Oxfordshire Local Plan which seeks to avoid development
which has an adverse effect upon the setting of a conservation area.
That the use of land creates undue noise and disturbance to the
occupiers of nearby residential properties.
