Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of
five years from the date of this consent.
Reason: By virtue of Section 18 of the Planning (Listed Buildings and
Conservation Areas) Act 1990.
That before any work is undertaken in pursuance of this consent, such
steps shall be taken and such works shall be carried out to secure the
safety and stability of the building during the alterations, and to
provide protection for the building against the weather during the
progress of the works.
Reason: To secure the safety and protection of the listed building.
That no works shall take place until there has been submitted to and
approved in writing by the Local Planning Authority a detailed schedule of
materials and finishes for all new works and for works of making good
the walls and roofs of the buildings. Thereafter the works shall not
take place other than in accordance with the approved schedule.
Reason: To ensure that the details of the works are satisfactory and
safeguard the architectural and historic character of the listed
buildings.
That no works shall take place until there has been submitted to and
approved in writing by the Local Planning Authority a detailed
specification of all external works and alterations to be made to the
buildings which shall include large scale (1:20) detailed drawings
of the proposed alterations to the front elevation of 23 High Street
showing details of the new joinery, the surrounding brickwork and
surface treatments. Thereafter the development shall not be carried
out other than in accordance with the approved specification.
Reason: To ensure that the details of the works are satisfactory and
safeguard the architectural and historic character of the listed
buildings.
That the work shall not begin until a detailed specification of the
type, design and external finish of all windows, rooflights internal
and external doors means of ventilation and any necessary rainwater goods
has been submitted to and approved in writing by the Local Planning
Authority; and thereafter the works shall be carried out in accordance
with the approved specification.
Reason: To ensure that the details of the works are satisfactory.
