Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a schedule
of materials and finishes for all new external works and for the works
of making good the walls and roofs of the buildings. Thereafter the
development shall not take place other than in accordance with the
approved schedule.
Reason: To ensure the details of the development are satisfactory
and that they safeguard the architectural and historic
character of the listed buildings.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a detailed
specification of all external works and alterations to be made to the
buildings. Thereafter the development shall not be carried out
other than in accordance with the approved specification.
Reason: To ensure the details of the development are satisfactory
and that they safeguard the architectural and historic character
of the listed buildings.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, rooflights, external
doors, means of ventilation and any necessary rainwater goods has been
submitted to and approved in writing by the Local Planning Authority;
and the development thereafter shall be be carried out in accordance
with the approved specification.
Reason: To ensure that the details of the development are satisfactory.
That neither Unit 4 nor No 23 High Street shall be occupied until
space has been laid out within the site for a minimum of 12 cars (that
comprising 3 spaces each for Nos 19 and 19a High Street and 2 spaces
each for Unit 4 and Nos 21 and 23 High Street) to be parked and for
vehicles to turn so that they may enter and leave the site in forward
gear. Such space shall be permanently retained thereafter unless the
Local Planning Authority agrees otherwise in writing.
Reason: To comply with the Local Planning Authority's parking standards.
That, the existing carriageway entrance doors shall be retained and
maintained in a permanently open position in accordance with a scheme
to be agreed in writing by the Local Planning Authority prior to the
commencement of the development.
Reason: To protect the character of the listed building and in the
interest of highway safety and convenience.
