Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area. That the brickwork to be used in the construction shall be laid with a traditional lime mortar mix. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the joinery details, and the type, design and external finish of all new external windows hereby permitted has been submitted to and approved in writing by the Local Planning Authority and the development shall be undertaken in accordance with the approved specification. Reason: To ensure that the details of the development are satisfactory. That the external brick coursing shall match that of the existing dwelling. Reason: To ensure that the details of the development are satisfactory.
