Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing dwelling. Reason: To ensure that the details of the development are satisfactory. That the existing hedge along the whole of the eastern boundary of the land shall be retained and properly maintained at a height of not less than two metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings. That no work shall take place in connection with the extension hereby permitted until there has been submitted to and approved in writing by the Local Planning Authority a detailed scheme for the proposed laurel hedging along the eastern boundary of the site as indicated on drawing no. 938098. Reason: To protect the character and appearance of this part of the Chilterns Area of Outstanding Natural Beauty. That all the planting comprised in the approved scheme of landscaping pursuant to condition 4 hereof shall be carried out in the first planting season following the commencement of the development; and any planting which, within a period of three years from the completion of the development, dies is removed or becomes damaged or diseased shall be replaced in the next planting season with other plants of similar size and species unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings.
