Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health. That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Thereafter the windows shall be retained as such unless the Local Planning Authority otherwise first agree in writing. Reason: In the interests of public health and to avoid pollution. That the lower section of the windows in the north west elevation of the building shall be obscure glazed and fixed shut in accordance with a detailed scheme which shall have been submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Thereafter the windows shall be retained as such unless the Local Planning Authority otherwise first agree in writing. Reason: To ensure that the development is not unneighbourly. That prior to the commencement of the development details of the slab level of the building shall be submitted and be approved in writing by the Local Planning Authority. Thereafter the development shall not proceed other than in accordance with the approved details. Reason: To ensure that the details of the development is unneighbourly. That prior to the commencement of the development details of all external lighting shall be submitted and be approved in writing by the Local Planning Authority and the lighting shall be installed strictly in accordance with the approved details. Reason: To safeguard the character of the area.
