Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the building be constructed and finished not in accordance with the
specification of materials and finishes contained in the application, but
in accordance with a schedule of materials and finishes which shall
provide for the use of plain clay tiles for the roofs and tile hanging
which shall first have been submitted to and approved in writing by the
Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That no development shall commence until all existing buildings within
the site have been demolished and the materials therefrom removed from
the land.
Reason: To safeguard the character of the area.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That, prior to the commencement of the development, details of the slab
levels of the buildings shall be submitted to and approved in writing
by the Local Planning Authority; and the buildings shall be constructed
in accordance with the approved details.
Reason: To ensure that the development is not unneighbourly.
That the loft space above the garage shall be used only for purposes
incidental to the use of the dwellinghouse and for no other purpose
whatsoever.
Reason: To protect local amenities.
