Description
Residential development of (A) 30 flats (YMCA) comprising 20 single person flats plus staff accommodation and communal facilities in two buildings, 10 (1-bedroom 2-person) flats in two buildings and parking; (B) Guinness Trust social housing development comprising of 54, 2-storey 2 & 3 bedroom houses to include private parking and gardens & public open space: the relocation of one football pitch & one hardcourt & access & highway works - outline planning permission P93/S0720/O refers(as amended by Agents letter dated 7.1.99 accompanying information and drawing numbers HT1 30, HT2 70B and HT1 101 and Agent's letter dated 5 February 1999 and accompanying drawings).
Conditions / Refusal Reasons
That the development shall be carried out strictly in accordance with the
description of the development, plans and specifications contained in the
application, subject to any conditions imposed on the outline planning
permission, and subject to the conditions hereby imposed.
Reason: To secure the proper planning of the locality.
That all first floor windows serving bathrooms in the dwellings hereby
permitted shall be glazed in obscure glass prior to the first
occupation of each house and shall thereafter be retained as such.
Reason: To ensure a satisfactory quality of living environment for
occupiers of the dwellings.
That, notwithstanding the provisions of Article 3 of, and Classes A, B, C,
D and E of Part 1 of Schedule 2 to the Town and Country Planning (General
Permitted Development) Order 1995 (or any order revoking or re-enacting
that Order), no development within Classes A, B, C, D or E of Part 1
of Schedule 2 to the Order shall be carried out on the land unless
planning permission has first been granted by the Local Planning Authority
on a formal application in respect thereof.
Reason: To protect local amenities and to secure a satisfactory quality
of living environment.
That, prior to the commencement of any work in connection with the
development hereby permitted, details of the slab levels of the new
YMCA buildings and Plots 39-45 inclusive shall be submitted to and
approved in writing by the Local Planning Authority. Thereafter the
development shall not proceed other than in accordance with the approved
details.
Reason: To ensure that the development has a satisfactory appearance.
That, prior to the commencement of any work in connection with the
development hereby permitted, details of all boundary treatments and means
of enclosure shall be submitted to and approved in writing by the Local
Planning Authority. No dwelling shall be occupied until the
boundary treatments have been provided in accordance with the approved
details and all other boundary treatments and means of enclosure shall be
provided prior to the first use of the football pitch or hardcourt unless
the Local Planning Authority gives written consent to any variation.
Thereafter the approved boundary treatments and/or means of enclosure shall
be retained unless the Local Planning Authority otherwise first agrees in
writing.
Reason: To protect the amenity of neighbours and to ensure satisfatory
quality of living environment for future residents.
