That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That the existing apple tree on the boundary between Woodgate Orchard Cottage and Springfield Farm, as indicated on drawing no. WCW2 2 accompanying the application, shall be protected by the erection of a fence around its crown spread during the development and all excavations conducted within its crown spread shall be performed by hand. Reason: To safeguard the character of the area.
