That, having regard to its design, siting, bulk and massing, the proposal would constitute a form of development that would be out of keeping with the immediate surroundings, resulting in an overwhelming and over dominant relationship with the neighbouring buildings and the site as a whole. The Local Planning Authority considers that the replacement dwelling would not be an acceptable redevelopment of the site, especially in terms of its height and shape, which does not reflect the characteristics and scale of the existing dwelling. Therefore, it is considered that the proposal would be contrary to the provisions of the Council's South Oxfordshire Local Plan, particularly policy G8, and the general advice contained within Planning Policy Guidance Note 1 "General Policy and Principles".
