Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That prior to the first occupation of the flats hereby permitted
space for the parking and turning of a minimum of 4 vehicles shall
be provided in accordance with details which shall have previously
been submitted to and approved in writing by the Local Planning
Authority. Thereafter this area shall not be used for purposes
other than parking of vehicles in association with the accommodation
hereby permitted.
Reason: In order to secure parking provision in accordance with
the Council's adopted standard.
That, prior to the first occupation of the flats hereby permitted
amenity areas for both flats shall be provided in accordance with
details which shall have previously been submitted to and approved
in writing by the Local Planning Authority. Thereafter the amenity
areas shall be permanently retained for use by the residents of the
associated accommodation.
Reason: In order to maintain appropriate amenity areas and provide an
adequate quality of living environment for future residents.
That prior to the first occupation of the flats hereby permitted
bin-stores shall be provided within the curtilage of the site in
accordance with details which shall have first been submitted to
approved by the Local Planning Authority in writing before any
work commences.
Reason: To ensure a satisfactory appearance and in the interests of
the amenity of the future occupants of the flats.
