That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Sections 18 and 74 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That no demolition shall take place until a contract has been let for the redevelopment of the site in accordance with the terms of planning permission P98/S0680. Reason: The demolition of the buildings in advance of work commencing on the redevelopment of the site would result in an unsightly and inappropriate gap in the built frontage of Bell Street which lies within the Henley-on-Thames Conservation Area.
