Conditions / Refusal Reasons
That the proposal would result in the formation of a self-contained
residential unit within the grounds of the existing dwelling which lies
in a scatter of residential development beyond the built-up area of
Lower Shiplake. As such, it would constitute an intensification of
sporadic residential development in the countryside and, having regard
to its size, height and details of design, would be detrimental to the
character and appearance of the locality which lies within an Area of
Great Landscape Value. Therefore, the development would be contrary to
the provisions of the Council's South Oxfordshire Local Plan, particularly
policies G1, G5, G8, C3 and H6.
