Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of
five years from the date of this consent.
Reason: By virtue of Section 18 of the Planning (Listed Buildings and
Conservation Areas) Act 1990.
That before any work is undertaken in pursuance of this consent, such
steps shall be taken and such works shall be carried out to secure the
safety and stability of the building during the alterations, and to
provide protection for the building against the weather during the
progress of the works.
Reason: To secure the safety and protection of the listed building.
That the materials to be used for the external walls and roof shall be of
the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the works are satisfactory.
That the brickwork to be used in the extension shall be laid in a
Flemish bond.
Reason: To safeguard the character and appearance of the listed building.
That all rainwater goods shall be constructed of cast iron.
Reason: To ensure that the details of the works are satisfactory.
That, notwithstanding the details submitted with the application, all
new windows and external doors shall match those of the existing
building in type, design and external finish.
Reason: To safeguard the architectural and historic character and
appearance of the listed building.
That no works shall commence until there has been submitted to and
approved in writing by the Local Planning Authority details of the
means of ventilation; and the means of ventilation shall be installed
in accordance with the approved specification.
Reason: To ensure that the details of the works are satisfactory.
That no works shall commence until there has been submitted to and
approved in writing by the Local Planning Authority a detailed scheme
for the railings and gate; and the railings and gate shall be installed
in accordance with the approved scheme.
Reason: To safeguard the architectural and historic character and
appearance of the listed building.
