Conditions / Refusal Reasons
That, having regard to the excessive size and bulk of the extensions and to their inappropriate details of design, the proposal to create a two storey dwelling from a modest bungalow would fail to respect the character and appearance of the existing bungalow and would be detrimental to the character and amenity of this part of Whitchurch Hill which lies within the Chilterns Area of Outstanding Natural Beauty. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G8, C2 and H12. That, having regard to its excessive size and bulk and to the introduction of large windows at first floor level, the proposal would result in an unneighbourly form of development which would overlook and be oppressive to neighbouring dwellings and thereby detract from the privacy and residential amenities currently enjoyed by their occupants. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12.
