Conditions / Refusal Reasons
That the development would be contrary to the general, environmental/
countryside and housing policies of the approved Structure Plan for
Oxfordshire, particularly policies G1, G2, G5, EN1, EN4, EN8 and H1,
and the Council's adopted South Oxfordshire Local Plan, particularly
policies G1, G5, C2, C6, H6, CON8, CON10 and CON15. The erection of a
dwelling on this backland site, together with the provision of a means
of access, would result in an undesirable consolidation of the existing
scattered development in the countryside causing harm to the rural
character and appearance of the locality. In addition, having particular
regard to its design and materials, the proposal would be detrimental to
the character and appearance of the Checkendon Conservation Area and this
part of the Chilterns Area of Outstanding Natural Beauty.
That the proposal would result in the unacceptable intensification of
use of a substandard access lacking adequate visibility. As such,
the proposal would be detrimental to the safety and convenience of
users of the highway. Therefore, the development would be contrary to
provisions of the Council's adopted South Oxfordshire Local Plan,
particularly policy G10.
That the proposal would prejudice the health and long-term retention of
a mature Oak tree which contributes significantly to the visual
amenities of the Checkendon Conservation Area and landscape setting of
the village. As such, the proposal would be contrary to the provisions
of the Council's adopted South Oxfordshire Local Plan, particularly
policies C16, G8, CON8, CON10 and CON15.
