Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences; and the materials used shall be
in accordance with the approved schedule.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, rooflights, external
doors, ventilation details and rainwater goods has been submitted to
and approved in writing by the Local Planning Authority; and the
windows, rooflights, external doors, ventilation details and rainwater
goods shall be installed in accordance with the approved scheme.
Reason: To ensure that the details of the development are satisfactory.
That the car park and other areas of hard surfacing shall be finished in
accordance with a specification which shall first have been submitted to
and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That the building shall not be occupied until the parking provision
has been constructed, surfaced and laid out, as shown on drawing no.
756.02A; and such parking provision shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
