That the erection of a new dwelling on the land to the rear of 26 Brook Street would result in loss of an important open space within the Watlington Conservation Area; this would detract from the character and visual amenities of this sensitive area on the edge of Watlington and fail to preserve or enhance the character and appearance of the Watlington Conservation Area. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, H4, CON8 and CON15.
