Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That no additional windows, rooflights or any other form of openings shall be inserted in the elevations or roofslopes other than those expressly authorised by this permission. Reason: To protect the character and appearance of the barn. That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area. That development shall not begin until a detailed specification of the type, design and external finish of all windows, rooflights, external doors and means of ventilation has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved specification. Reason: To ensure that the details of the development are satisfactory. That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory. That the additional living accommodation hereby permitted shall be occupied and used only in connection with and ancillary to the occupation and use of the existing property known as Lower Dean Farmhouse as a single dwellinghouse, as specified in the application, and shall not be occupied or used separately therefrom. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy. That notwithstanding any indications as to these matters which may have been given in the application, a description of the steps and works to be undertaken and carried out under this consent shall be submitted to the Local Planning Authority before any work commences, and no work shall be begun until the said Authority has signified in writing its approval to the proposed steps and works. Reason: To secure the safety and protection of the building.
