Conditions / Refusal Reasons
That the development would be contrary to the general, environmental/ countryside and housing policies of the approved Structure Plan for Oxfordshire, particularly policies G1, G5, EN1, EN4 and the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G5, C2 and H6. The erection of a new dwelling on this site would result in the undesirable consolidation of ribbon development beyond the built-up area of Gallowstree Common and would be detrimental to the character and visual amenities of the area which lies within the Chilterns Area of Outstanding Natural Beauty. There is considered to be no justification for any departure from the planning policies of the Local Planning Authority. That, having regard to its proximity to the hedge on the boundary of the site with Sundown, the erection of the bungalow is likely to result in damage to or loss of the hedge and lead to an intrusive and unneighbourly form of development which would be overbearing to Sundown and detract from the residential amenities currently enjoyed by its occupants.
