Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences; and the materials used shall
be in accordance with the approved samples.
Reason: To ensure that the details of the development are satisfactory.
That the additional living accommodation hereby permitted shall be
occupied and used only in connection with and ancillary to the occupation
and use of the existing property, The Old Vicarage, as a single
dwellinghouse, as specified in the application, and shall not be occupied
or used separately therefrom.
Reason: As the separate occupation of this ancillary accommodation would
be contrary to the Council's planning policies, and would
represent an undesirable sub-division of the property and
result in inadequate standards of amenity and privacy.
That any means of vehicular accesss between the ancillary accommodation
hereby permitted and the highway shall only be taken along the northern
means of access serving The Old Vicarage, between St. Paul's Church
and 1 Church Cottages, and shall not be taken along the southern means
of access serving The Old Vicarage between St. Paul's Church and Well
Cottage.
Reason: In the interest of highway safety and convenience and to protect
local amenities.
That notwithstanding the provisions of Article 3 of, and Classes A, B, C, D
and E of Part 1 of Schedule 2 to the Town and Country Planning (General
Permitted Development) Order 1995 (or any order revoking or re-enacting
that Order), no development within Classes A, B, C, D and E of Part 1
of Schedule 2 to the Order shall be carried out on the coach house unless
planning permission has first been granted by the Local Planning Authority
on a formal application in respect thereof.
Reason: To safeguard the character and appearance of the building and
because the Local Planning Authority wishes to retain control
over further extensions and alterations to the building which
could lead to pressure for its use as a separate dwelling.
