That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. The samples of the tiles to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That the walls shall be clad with horizontal timber boarding which shall be stained black or dark brown prior to the first occupation or use of the building and shall thereafter be reatined as such. Reason: To ensure that the details of the development are satisfactory. That the existing hedge along the whole of the north-western boundary of the land shall be retained at a height of not less than 2 metres, and any plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To help to assimilate the development into its surroundings.
