Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That prior to the commencement of the development a detailed
specification of the surface treatment of the track and the parking
and turning area shall be submitted to and approved in writing
by the Local Planning Authority. The development shall be carried
out in all respects in accordance with the approved details and
shall be retained as such thereafter.
Reason: To ensure that the details of the development are satisfactory.
That a scheme for the planting of hedges of mixed native species
shall be submitted to and be approved in writing by the Local
Planning Authority before development commences. The scheme shall
be implemented as approved within 12 months of the commencement
of the approved development and thereafter be maintained in
accordance with the approved scheme. In the event of any hedge
plant dying or being seriously damaged or destroyed within 5 years
of the completion of the development, a new hedge plant, or plants,
of a species first approved by the Local Planning Authority shall be
planted and properly maintained in a position or positions first
approved by the Local Planning Authority.
Reason: To help assimilate the development into its surroundings.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
