That, having regard to its excessive size and bulk and to its inappropriate details of design, the proposed house would result in an overdevelopment of the site and a cramped and incongruous form of development, which would be out of keeping with other properties in the locality and would detract from the character and amenity of the area. Therefore, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G8 and H4.
