Conditions / Refusal Reasons
That the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1 and H5. The site lies within an Area of Great Landscape Value, in a ribbon of development on the edge of the village of Shiplake and on the east side of Bolney Road where dwellings are generally sited on spacious plots close to the River Thames and do not front onto the road. The erection of a dwelling in the manner proposed would not constitute strict infill and would not be in keeping with other development on this side of Bolney Road. Therefore, the development would detract from the character and visual amenity of the area. That the site lies in an area which is liable to flood and the new dwelling would be at direct risk of flooding and would increase the risk of flooding elsewhere. Therefore, the development would be contrary to the environmental and general policies of the approved Structure Plan for Oxfordshire, particularly policy EN11, and the Council's adopted South Oxfordshire Local Plan, particularly policy G16.
