Conditions / Refusal Reasons
That having regard to the limited width of the plot, the size and height
of the dwellings, their position within the plot, their orientation away
from the road frontage, and the close relationship of house 2 to the
access road, the resulting development would appear cramped and out of
character with the general form and layout of dwellings in the locality
which lie within an Area of Great Landscape Value. Therefore, the
development would be contrary to the provisions of the Council's adopted
South Oxfordshire Local Plan, particularly policy H5.
That by virtue of the size, height and position of the proposed dwellings
and their juxtaposition with 39 Plough Lane, the development would be
over dominant, overbearing and obtrusive. As such, the development
would be detrimental to the visual amenity of the occupants of
39 Plough Lane. Therefore, the development would be contrary to the
provisions of the Council's adopted South Oxfordshire Local Plan,
particularly policy H5.
That the development would result in the loss of a number of mature trees
within the site, particularly those located along the eastern boundary.
The trees make an important and significant contribution to the amenity
of the area and their loss would detract from the attractiveness of the
area. Therefore, the development would be contrary to the provisions of
the Council's adopted South Oxfordshire Local Plan, particularly
policy C16.
