Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roofs shall be
of the same colour, type and texture as those used on the existing
dwelling.
Reason: To ensure that the details of the development are satisfactory.
That the dormer windows in the southern elevation of the extension hereby
permitted shall be glazed in obscure glass prior to first occupation of the
extension and shall thereafter be retained as such.
Reason: To ensure that the develpment is not unneighbourly.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That, notwithstanding the details specified in the application, a detailed
scheme for the siting and treatment of the drive and the siting and
construction of any retaining wall, including provision for the retention
and protection of the multi-stem Lime tree, shall be submitted to and
approved in writing by the Local Planning Authority before the development
commences; and the drive and any retaining wall shall be provided in
accordance with the approved detailed scheme.
Reason: To protect a tree which is of local importance.
