Conditions / Refusal Reasons
That, having regard to its size and bulk, the proposed extension would
result in an incongruous form of development which would dominate the
existing dwelling and fail to respect the duality of this pair of semi-
detached houses. Therefore, the development would be detrimental to the
character and appearance of this property which lies within an Area of
Great Landscape Value. As such, the development would be contrary to
the provisions of the Council's adopted South Oxfordshire Local Plan,
particularly policies C3 and H12.
That, the insertion of the study window in the southern (side) elevation
of the existing dwelling would lead to a loss of privacy to the private
rear garden area of 25 and 27 Beech Close and would therefore be
detrimental to the residential amenities of the occupants of those
properties. As such, the proposal would be contrary to the provisions of
the Council's adopted South Oxfordshire Local Plan, particularly
policy H12.
