Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls shall be of the same
colour, type and texture as those used on the existing dwelling.
Reason: To ensure that the details of the development are satisfactory.
That samples of the materials to be used for the roofs shall be submitted
to and approved in writing by the Local Planning Authority before any
development commences.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows or rooflights shall be constructed in
the southern (side) and western (rear) elevations or roofslopes of the
property other than those expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
That no development shall commence until a detailed specification of the
bathroom window to be inserted in the western (rear) elevation of the
dwelling, including details of obscure glazing and the way in which any
opening part of the window is to be hung, has been submitted to and
approved in writing by the Local Planning Authority; and the window shall
be installed in accordance with the said specification and shall thereafter
be retained as such.
Reason: To ensure that the development is not unneighbourly.
That the garage shall be used only for purposes incidental to the
enjoyment of the dwellinghouse as such, and for no other purpose
whatsoever.
Reason: To safeguard the character of the area.
