That the materials to be used for the roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity. That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity. That the three glazed panels adjacent and parallel to the site's south-eastern boundary with Thamesbank in the south-eastern elevation of the conservatory hereby permitted shall be fixed closed and glazed in obscure glass prior to the first occupation of the conservatory and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly.
