Description
Demolition of existing dwelling with attached garage and erection of replacement dwelling with detached garage (as amended by agent's letter dated 25 March 1998 and accompanying drawing nos. 557.01A, 557.02A and 557/03).
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roofs
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, external pedestrian and
garage doors and rainwater goods has been submitted to and
approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That no development shall take place until there has been submitted to
and approved in writing by the Local Planning Authority a scheme of
landscaping which shall include indications of all existing trees and
hedgerows on the land, and details of any to be retained, together with
measures for their protection in the course of development.
Reason: To protect local amenities.
That all planting, seeding or turfing comprised in the approved scheme
of landscaping shall be carried out in the first planting and seeding
seasons following the occupation of the buildings or the completion of
the development, whichever is the sooner; and any trees or plants which
within a period of 5 years from the completion of the development die,
are removed or become seriously damaged or diseased shall be replaced
in the next planting season with others of similar size and species,
unless the Local Planning Authority gives written consent to any
variation.
Reason: To help to assimilate the development into its surroundings.
That except insofar as may be otherwise agreed in writing by the Local
Planning Authority, all trees, shrubs and hedges on the land shall be
retained and protected during the course of the development and for a
period of five years following the completion of the development. Any
trees, shrubs or plants which within that period die, are removed or
become seriously damaged or diseased, shall be replaced in the next
planting season with others of a similar size and species, unless the
Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area.
That a scheme showing the treatment of the accesses, driveway, turning
and parking areas and details of boundary fencing shall be submitted
to and approved in writing by the Local Planning Authority prior to
the commencement of the development hereby permitted. The approved
scheme shall be implemented prior to the first occupation of the
dwelling hereby permitted and the approved boundary fences shall be
retained thereafter.
Reason: To help to assimilate the development into its surroundings.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the
first floor of the side elevations of the dwelling hereby permitted other
than those expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
That the bathroom windows at first floor level in the side elevations
of the dwelling hereby permitted shall be glazed in obscure glass
prior to first occupation of the premises and shall thereafter be
retained as such.
Reason: To ensure that the development is not unneighbourly.
That, prior to the commencement of any work in connection with the
development hereby permitted, details of the slab levels of the
dwelling shall be submitted to and approved in writing by the Local
Planning Authority. Thereafter, the development shall not proceed
other than in accordance with the approved slab level details.
Reason: To ensure that the development is not unneighbourly and that
the dwelling has a satisfactory appearance in the street scene.
That the first floor space above the garage herbey permitted shall
only be used for purposes incidental to the enjoyment of the dwelling
hereby permitted and shall not be used as habitable accommodation.
Reason: In order to prevent the establishment of a separate unit of
accommodation which would not be in accordance with the adopted
policies for the area.
