That, having regard to its excessive size and bulk, the proposed single-storey side extension would result in an incongruous and inappropriate extension to the existing bungalow. It would dominate the existing dwelling and be detrimental to its character and to the appearance of the surrounding area. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12. That, having regard to its size and bulk and to its proximity to the boundary with 1 Valley Road, the proposed single-storey side extension would result in an unneighbourly and oppressive form of development which would be detrimental to the residential amenities of the occupants of that property. As such, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy H12.
