That, having regard to the size and bulk of the proposed extension in close proximity to the boundary with the two adjoining properties, 14 and 18 York Road, the proposed first floor extension would represent an oppressive and overbearing form of development which would lead to a loss of light and would result in a loss of residential amenity to the occupants of these properties. As such, the proposal would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policy H12. That, having regard to its excessive size and bulk and to the inappropriate details of design, the proposed extension would represent an incongruous addition to this modest terraced property which would be detrimental to its character and appearance and out of keeping with the locality. As such, the proposal would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policy H12.
