Description
1) Refurbishment of existing building with repairs to structure and alterations including door, new windows and 2 no. dormer windows. Construction of new first floor to accommodate office/studio and ancillary rooms. 2) Change of use: workshop and office to office studio.
Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the making good of the walls and roof
and the cheeks and roofs of the dormer windows shall be of the same
colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That the bricks to be used in the reconstruction and extension of the
bounday walls, as shown on drawing H.01B, shall be of the same colour,
type and texture as those used in the existing boundary walls.
Reason: To ensure that the details of the development are satisfactory.
That the first floor office window in the south-west elevation of the
tower hereby permitted shall be glazed in obscure glass prior to
the first occupation of the accommodation.
Reason: To ensure that the development is not unneighbourly.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the
north-east elevation of the building.
Reason: To ensure that the development is not unneighbourly.
That the open areas outside the building shall be used for the parking of
vehicles, access, manoeuvring, loading and unloading purposes only. No
storage, industrial or other business use shall take place other than
inside the building.
Reason: To protect local amenities.
That the parking provision shall be as shown on the deposited drawing,
reference H.01B all constructed, surfaced and laid out, retained
and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
