That approval of the details of the design and external appearance of the building(s) and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced. Reason: As the application is not accompanied by details of these matters. That application for approval of the reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the development hereby permitted shall be begun either before the expiration of five years from the date of this permission, or before the expiration of two years from the date of approval of the last of the reserved matters to be approved, whichever is the later. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area. That the buildings be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory. That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the provision of boundary fencing and screen walling, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed withing 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings. That, prior to the occupation of each dwelling, the screen walls and/or boundary fences shown in the approved landscaping scheme referred to in condition 6 above to surround that dwelling, shall be erected or constructed in accordance with the approved landscaping scheme and shall thereafter be retained. Reason: To ensure that the details of the development are satisfactory and to ensure that the development is not unneighbourly. That, prior to the commencement of any development, details of the slab levels of each building shall be submitted to and be approved in writing by the Local Planning Authority and each building shall be erected strictly in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory and to ensure that the development is not unneighbourly. That, prior to the commencement of the development, a scheme for the parking and turning of vehicles within the curtilage of each dwelling shall be submitted to and approved in writing by the Local Planning Authority, and such a scheme shall be in accordance with the Council's vehicle parking standards. No dwelling shall be occupied until the parking and turning areas have been provided in accordance with the approved scheme for that dwelling. Such areas shall thereafter be kept permanently available for the parking and turning of vehicles. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That a scheme for the construction of the driveway serving plots 3 and 4 in the vicinity of the mature Oak using a hand dig method shall be submitted to and approved in writing by the Local Planning Authority before the development commences and the driveway shall be constructed in accordance with the approved scheme. Reason: To protect a tree which is visually important. That the electricity service from the edge of the site to the houses shall be provided underground. Reason: To protect local amenities
