That the form, density and layout of the proposed development together
with the loss of landscaping within the site, would be severely
detrimental to the spacious, sylvan character of this part of Greys Road
and the visual amenities of the wider area. As such the development
would be contrary to provisions of the Council's adopted South
Oxfordshire Local Plan, particularly policies G1, G8 and H4.
That the development would be detrimental to the amenity of neighbouring
residents by reason of the noise and disturbance that would be likely to
result from increased activity and traffic movements within the site
and use of the access. As such the proposal would be contrary to the
Council's adopted South Oxfordshire Local Plan, particularly policy H4.
