Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That no development shall commence until all existing buildings within the site have been demolished and the materials therefrom removed from the land. Reason: To safeguard the character of the area. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences; and the materials used shall be in accordance with the approved samples. Reason: To ensure that the details of the development are satisfactory. That, prior to the commencement of the development, details of the slab and ground levels shall be submitted to and approved in writing by the Local Planning Authority; and the development shall be carried out in accordance with the approved slab levels. Reason: To ensure that the details of the development are satisfactory. That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no development within Class A of Part 1 of Schedule 2 to the Order shall be carried out on the land unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities. That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority; and the windows and external doors installed shall be in accordance with the approved specification. Reason: To ensure that the details of the development are satisfactory. That the existing hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area. That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of forecourts and driveways and the provision of boundary fencing and screen walling, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as permitted during the first planting season following the occupation of the dwelling and thereafter maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings. That the dwelling shall not be occupied until the parking and turning provision has been constructed, surfaced and laid out, as shown on drawing no. B279P/6D; and such parking and turning provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amentiies. That the garage accommodation shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be constructed or inserted in any elevation or roofslope of the dwelling or the garage other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly and to safeguard the character of the area.
